Spring Market Update - September 2021

Hi, I’m Adam Savage from Peter Fisher Real Estate. And welcome to the spring update.

The Orange market continues to be strong amongst buyers, both owner-occupiers and investors alike, limited stock on the market for sale and strong buyer interest is pushing upward pressure on prices resulting in some very good sales across the board. With average days on market, currently 43. Buyers looking to purchase property to live in is still very strong, particularly with local residents. We’re also seeing and talking to a lot of external buyers looking to finally make that tree change.

Listings continue to be very tight in Orange. However, traditionally in spring, we see an overall increase in listing. The Peter Fisher sales team has some very exciting listings coming soon.

Rental returns continue to be very strong with limited stock and strong interests. Vacancy rates are very low and generally under the 1%.

Open homes and auctions are all cancelled for the time being. However, we can do private inspections for both owner occupiers and investors as per current COVID guidelines. Talk to the Peter Fisher listing agent, and they can show you through personally or FaceTime an inspection or request a video either way. We will be able to show you the property.

Paper Certificates of Title, are now going electronic. This means less delays in settlements of properties. It also means you can no longer do your own conveyancing. You will need to appoint a solicitor or conveyancer from the 11th of October this year.

A quick tip, when looking to sell your home, go across the road from your property and look at it with your buyer’s hat on. Are the gardens, lawn, and edges looking their best. And are there any painting or small jobs need doing? Remember, first impressions really do count and it’s well worth the time and effort you put in.
