Market Update - October 2022
How fast is this year flying! October already and we are quickly heading towards the end of the year. This month Hugh provides an update on the Orange Rental Market plus a quick update on the next event for our 50th Anniversary celebrations.

Hi, I’m Hugh from Peter Fisher and it’s great to be back, bringing you another update for the current rental market here in Orange, plus some tips and tricks, whether you’re looking for a rental to move into or preparing your property for the rental market.
For the first time since the start of the Covid pandemic we are finally starting to see what a normal market looks like again.
Currently the market, compared to what we saw at the beginning of this year, has certainly cooled off. With well over 100 properties on the market people are taking their time and thinking about which property suits their needs best without the rush and pressure of finding something quickly.
Rental prices are still strong but with more properties on the market if landlords are looking for that top price, their property needs to stand out from the rest. There are still plenty of people looking for rentals, but we are definitely not seeing the movement we saw earlier this year, with the most in demand properties being units.
If you’re looking to market your rental property, it’s important to ensure that the property is clean and well presented, ensuring there is as much storage space as possible, a fresh coat of paint goes a long way and as many families have pets it is a good idea to consider whether you will allow pets in the property.
For those of you looking to rent a home, when filling out the application make sure you take your time and put in as much accurate and honest information as you can. It’ll also help to be well presented at inspections.
Generally, now that it’s Spring and as we head into Summer and towards Christmas and the New Year, we expect things to pick up again during what is usually our busiest time of year with families moving around during school holidays and I’m sure the warmer weather has something to do with it.
Now for what’s happening at Peter Fisher over the next few weeks. As part of our 50th Anniversary celebrations, we are very excited to be going to the Australian National Field Days this year. If you’re heading out over the three days, 20th , 21st and 22nd of October, please feel free to stop by and see us at Booth 47 on E Street.
